Date of Complaint: 3/30/2025
ZIP code of borrower: 60014 (CRYSTAL LAKE, IL)
Company/Lender: Shellpoint Partners, LLC
Issue or Problem: Problem with a company's investigation into an existing problem (Difficulty submitting a dispute or getting information about a dispute over the phone)
I filed a complaint previously, XXXX, because they changed the interest rate from fixed to variable. They commented on XX/XX/XXXX that they had fixed the interest rate. I have a loan modification that states my payment is {$370.00} and they are now trying to tell me that I have to pay {$370.00}. They can not change the terms of my loan. I called on XX/XX/XXXX and spoke with XXXX XXXX who was supposed to be getting me to the XXXX department. I was transferred to XXXX XXXX who told me there is no XXXX department. She opened a case for the payment amount, XXXX. Called on XX/XX/XXXX and spoke with XXXX XXXX in Customer Service. He tried to transfer me to XXXX XXXX saying they handle the HELOC. XXXX XXXX would not take my call because they show the account is delinquent. I have not made any payments because they have the amount incorrect. If I make a payment, it will not be applied properly. As soon as they have the payment corrected, I will make all payments. XXXX then tried to transfer me to escalations and was connected to XXXX XXXX. She said she is the one that spoke with me XX/XX/XXXX and remembered the conversation. She was supposed to call me back. I neve received a call back. I called again on XX/XX/XXXX and XXXX XXXX filed a complaint and reached out to XXXX who said she had not called me because she had not heard anything. She said she would get back to me when she hears something. I called back on XX/XX/XXXX and spoke with XXXX XXXX who said XXXX was not in. XXXX put in a request to have the complaint escalated since there was still no response since XX/XX/XXXX, reference number XXXX. I still have not received any response and the payment amount is still showing {$370.00}. I received a letter stating that my account is past due and how to file for a hardship. I need for Shellpoint to correct the payment amount and remove any delinquencies on the account and with the credit bureaus. I will make all payments due as soon as the payment amount is corrected.

Date of Complaint: 2/17/2025
ZIP code of borrower: 60156 (LAKE IN THE HILLS, IL)
Company/Lender: SELECT PORTFOLIO SERVICING, INC.
Issue or Problem: Struggling to pay mortgage (Trying to communicate with the company to fix an issue related to modification, forbearance, short sale, deed-in-lieu, bankruptcy, or foreclosure)
In XXXX, I went through a difficult period during COVID-19 with a reduction in hours and pay. Select Portfolio Servicing, the mortgage servicer, provided misleading information regarding my forbearance plan and kept telling me to wait for a response. At the same time, I received poor legal advice from my attorney, leading me to file a complaint with the Attorney Discipline Registry Commission. To make a long story short, after all the misinformation from Select Portfolio, I had to reach out to the investor, XXXX XXXX, to overturn Select Portfolio 's consistent denials, claiming the lender declined my modification. As it turns out, XXXX XXXX did approve my modification. I was doing well and finally managed to get my bills back in order after the failed legal advice. Now, I am requesting Select Portfolio to take the four payments behind and defer them to the loan end so I can start fresh in XXXX. I have a XXXX mother living with me, and she can no longer go upstairs to her bedroom to sleep, so I need to keep my credit in order to obtain a new loan to buy a ranch house to accommodate her XXXX. I have filled out a request for mortgage assistance, including : - XXXX and XXXX taxes ( XXXX taxes are not completed yet ) - Previous bank account statement from XXXX - Three pay stubs - Hardship letter I do not have time for back-and-forth communication ; I need straightforward answers as I try to get my finances in order after a rough four and a half years.

ZIP code of borrower: 60010 (BARRINGTON, IL)
Company/Lender: Shellpoint Partners, LLC
Issue or Problem: Trouble during payment process (Trying to communicate with the company to fix an issue while managing or servicing your loan)
Shellpoint Mortgage Servicing is repeatedly asking me to submit a master condo hazard insurance policy for my property. I have sent them this information everyone they asked before. But every few months they keep in sending me a notice. I submitted the insurance policy on their preferred online address as well. They claim they are a debt collection agency ( my original mortgage held by XXXX XXXX was sold/assigned to them ). Shellpoint are purposefully sending confusing notices with no other way to reach them except by fax. Or mailing address at : Shellpoint Mortgage Servicing XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX They have made it harder to reach them Online via convoluted way of accessing g the website. It is my feeling that they are finding reasons to create an issue with mortgage payers so that they can start a debt collection process. Since they are actually a debt collection agency, I am confused that why my mortgage was sold to them by XXXX XXXX. Kindly audit the process and reality of Shellpoint Mortgage Servicing which is actually a debt collection agency.

Issue or Problem: Trouble during payment process (Escrow, taxes, or insurance)
Hello. My name is XXXX XXXX. My address is XXXX XXXX XXXX, XXXXXXXX XXXX XXXX my phone number is XXXX and email address is XXXX. My XXXX and I have a complaint about our mortgage company New Rez. In XX/XX/XXXX we received our Annual Escrow Account Disclosure Statement with Projections for the Upcoming Year. It showed our payment going up by over {$1000.00} from what we were paying - from {$1900.00} to {$2900.00}. This is mostly due to a shortage and estimated amount on our property taxes - our homeowners insurance went up a bit as well but it is mainly the property taxes. We were surprised by this as my husband is a XXXX veteran and property tax exempt in XXXX When we bought our house we filled out the exemption forms for the mortgage company and made sure they were not going to be collecting taxes for our escrow account. I called NewRez on XX/XX/XXXX and spoke to XXXX in Customer Service. She said they did not have any documentation that we were tax exempt and I should email the paperwork to them. She also told me someone would call to let us know what was happening with our account. I sent the documents that day. No call ever came. I called NewRez again on XX/XX/XXXX and spoke with XXXX. He said the paperwork had been received but it had then been sent to the wrong department and processed incorrectly. He resubmitted the mortgage adjustment request and said we would be contacted by someone shortly. Again, no one ever contacted us back. At this point I had no choice but to pay the grossly inflated mortgage payment of {$2900.00} for the month. It took all of our limited savings to pay this. I called NewRez back on XX/XX/XXXX and spoke with XXXX in the XXXX Department. He went through everything and let us know the Property Tax bill for XXXX ( XXXX work a year behind ) was not ready yet but we could call the Tax Assessor for XXXX XXXX and see what our exemption would be. We did that while on the phone with XXXX and he heard the assessors confirm that we were 100 % exempt from XXXX taxes. He said we should receive an adjusted payment soon. By XX/XX/XXXX we had not received any contact from NewRez so I called back and spoke with XXXX in the XXXX Department. He was still not able to give us an adjusted payment amount and told us that according to the XXXX XXXX we were only partially exempt. We were extremely frustrated and asked to speak to a XXXX. We spoke to XXXX in the XXXX Department and she could not help. She then transferred us to XXXX XXXX in Customer Service- she also could not help. We asked to be transferred to the XXXX XXXX Department and she said that is where she was sending us. She lied. We were actually transferred to a different XXXX in XXXX XXXX XXXX XXXX. Of course she was unable to help us either but she did get us to XXXX XXXX in Loss Mitigation. He said he did not want to start any file as he believed this situation would be resolved soon. As of today - XX/XX/XXXX - it is still not resolved nor have we heard anything from any department at NewRez. We have always had to initiate contact with them.
